This is a very common question as many people wish to upsize or downsize at some stage but are unsure how to do it.
Firstly, arrange a current market valuation for sale on your property by a professional valuer/ licensed estate agent. It is important to put your property on the market in order for you to bid on other properties, unless you are a cash buyer. The whole sale process takes on average 4-6 months and it is within this time that you view and make bids on properties that you are interested in.
If you require a mortgage to acquire the new property, talk to a mortgage broker (your estate agent or bank can give you recommendations).
Engage a solicitor to do all the legals on the property transaction, using the same solicitor for your sale and your purchase tends to be the most economic and efficient.
Finally, put your home on the market with your chosen agency, having told them your plan and what you wish to buy. They will keep you informed on properties coming on the market which may be of interest to you and also help to synchronize closings on both properties where possible.

My sister and I have been left our family home following a bereavement. We both live abroad and wish to dispose of it. It is in poor condition and my sister wants to sell it as it is, as she thinks the new owners will tear it apart anyway but I think we should do it up (with a very limited budget) before putting it on the market to get a better price. Can you advise us please?

First impressions count – but that does not mean it has to be done up to show house condition!
Properties in walk-in show house condition achieve higher prices, as some buyers do not have the time or inclination to do refurbishments and are willing to pay extra for something already done.
However other buyers are happy to do the work themselves, in their own time and to their own taste to obtain the property at a lower price.
Whilst you obtain a higher selling price after doing it up, remember to factor in how much time and money it would cost you. Also as you live abroad you may have extra costs such as site visits and/ or paying a project manager. In this situation we think somewhere in the middle may be the best option.
We advise to declutter as much as possible, create a neutral canvas for viewers to visualise the space as their own. Remove personal items such as photographs and strong personal décor statements. Have it thoroughly cleaned and pay particular attention to the exterior. Many potential viewers walk/drive by a property before making an appointment to view it based on its kerb appeal.
